Updated October 2026

A Quantico assignment can put Woodbridge, Gainesville and Manassas on the same home search, but those locations create different commuting and ownership costs. Before choosing the largest approval amount, compare the likely duty-station trip, association obligations and cash remaining after closing. For military households, the treatment of an existing VA loan can be just as important as the new home's price.

Understand entitlement before assuming a down payment

Eligible borrowers with full VA entitlement are not subject to a VA county loan limit. Lenders still evaluate affordability, credit and the property's value. Buyers retaining a VA-financed home elsewhere may have only partial entitlement available, which can create a down-payment requirement.

The Department of Veterans Affairs Home Loans explains these distinctions. A move between Norfolk, Oceana, Langley, Quantico, Fort Belvoir or the Pentagon does not by itself restore previously used entitlement. Selling the prior home or pursuing an eligible restoration path requires its own documentation.

Virginia's principal-residence property tax exemption may also benefit veterans with a qualifying service-connected 100% permanent and total disability. Approval should be addressed with the locality rather than assumed in the initial payment estimate.

Keep county and city calculations separate

Prince William County has a $1,249,125 one-unit conforming ceiling for 2026, allowing eligible conventional borrowing above the $832,750 baseline. Verify the actual jurisdiction through FHFA Loan Limits, especially when searching by postal address.

Manassas and Manassas Park are independent cities, not portions of Prince William County for local tax administration. Although real estate assessments use 100% fair-market value, tax rates and additional charges can differ. A listing labeled Manassas may still sit in the county, so confirm the parcel record.

Compare the commute-adjusted payment

Build two budgets: the lender's qualifying housing expense and your household's full ownership cost. The latter should include tolls, parking, transit, fuel and maintenance alongside mortgage payments and HOA dues. Lender qualification generally does not capture every commuting expense.

Use the monthly payment calculator to compare homes at consistent rate assumptions. Then review the Stafford and Fredericksburg guide if a southbound search offers alternatives. Dogwood & Dormer's focus is a sustainable purchase: the best financing choice preserves flexibility for the next assignment rather than merely maximizing today's approval.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
