A Fairfax townhome with modest association dues can be harder to finance than an Arlington condominium with a larger monthly assessment. The difference often lies in legal ownership, project finances and repair obligations. Dogwood & Dormer separates the property's appearance from the documents that actually govern underwriting.

Establish the ownership and project type

A townhouse can be a fee-simple home within a property owners' association or a unit in a condominium. That distinction determines whether condominium project review applies. A master-planned community may also charge both neighborhood dues and a separate master-association assessment.

For VA financing, verify condominium project approval through Department of Veterans Affairs Home Loans. Approval under one mortgage program does not automatically establish eligibility under another. Fee-simple POA membership alone does not make a property a condominium.

Read reserves alongside physical condition

A large reserve balance is not sufficient if the association faces more expensive roof, elevator or structural work. Conversely, a low balance deserves context: completed repairs, scheduled contributions and the reserve study may explain the position.

Deferred maintenance, critical repairs, inadequate insurance or unresolved safety issues can prevent financing even when the buyer qualifies personally. Review requirements differ by program, occupancy and transaction type; there is no universal reserve percentage that guarantees approval.

Special assessments need a separate explanation. Identify the purpose, remaining balance, payment schedule and whether the seller will pay any amount at closing. A seller payoff may improve the buyer's cash flow without resolving the underlying project condition.

Calculate the complete housing obligation

Underwriters generally include association dues in the housing expense used for qualification, even when dues are paid directly rather than escrowed. Add master-association charges, applicable assessment payments, property taxes and required unit-owner insurance.

Virginia's independent cities and counties are separate taxing jurisdictions. Use the correct locality's real-estate assessment and rate rather than assuming an Alexandria mailing address means the property is inside Alexandria city.

Build a realistic budget with the monthly payment calculator, then compare financing through the Virginia loan comparison. The Consumer Financial Protection Bureau also explains how to compare mortgage costs without overlooking expenses outside principal and interest.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
