Updated October 2026

A Richmond mailing address does not necessarily place a home in the City of Richmond, and a Fairfax address does not necessarily mean the City of Fairfax. In Virginia, independent cities are separate from counties. Dogwood & Dormer starts an escrow estimate with the parcel’s actual taxing jurisdiction, not the city name in a listing.

Identify the parcel and assessment

Virginia real estate assessments are based on 100% of fair-market value. That does not mean the annual tax equals the property’s value, or that every assessment immediately matches a recent sale price. Assessment dates, reassessment cycles, appeals, and local rates all affect the bill.

An independent-city property generally pays that city’s real estate tax rather than an additional surrounding-county real estate tax. Incorporated towns work differently: a property may face both town and county taxes. Special districts can add further charges.

Check the locality’s parcel record for:

The Virginia Department of Taxation provides statewide tax information, while the local assessor and treasurer supply the property-specific figures.

Turn the annual bill into an escrow estimate

If a home is assessed at $450,000 and the illustrative local rate is $1.10 per $100, its annual real estate tax is $4,950. Dividing by twelve produces a $412.50 monthly tax allowance before any special charges or exemptions.

Escrow collects money for future bills; it does not freeze those bills. A reassessment, insurance increase, or prior shortage can raise the monthly escrow payment. New construction deserves extra attention because an early bill may reflect land or partially completed improvements rather than the finished home.

Use the monthly payment calculator with a full-property tax estimate. The Consumer Financial Protection Bureau explains how escrow affects mortgage payments and closing disclosures.

Verify veteran relief before budgeting it

Virginia provides qualifying principal-residence real estate tax relief for veterans with a service-connected disability rated 100% permanent and total, subject to the statutory eligibility requirements. Certain qualifying surviving spouses may also receive relief.

An ordinary 100% rating should not be assumed sufficient without checking permanent-and-total status and the locality’s application requirements. Confirm approval, covered acreage, and the effective date before removing taxes from your budget.

Read the Virginia VA loan guide to distinguish property tax relief from VA loan eligibility and funding-fee exemptions.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
