Buying in Northern Virginia vs DC or Maryland: Closing Taxes and Annual Escrow Compared

Updated October 2026

Two homes with the same price and mortgage rate can require different cash at closing across Northern Virginia, Washington, DC, and Maryland. Transfer taxes, recordation charges, local property taxes, and available exemptions follow the property's jurisdiction—not the buyer's workplace. Dogwood & Dormer compares both the settlement bill and the recurring payment before choosing a side of the Potomac.

Compare transaction taxes by jurisdiction

Virginia's general state deed and mortgage recordation rate is $0.25 per $100 of the applicable taxable amount. A local recordation levy is generally one-third of the state amount. Deed and mortgage taxes are distinct calculations, and exemptions can change either result.

A purchase may also involve grantor taxes and regional transportation or congestion-related charges. Do not place every tax on the buyer's worksheet: identify the legal taxpayer, contract allocation, jurisdiction, and applicable exemption separately.

DC applies its own deed recordation and transfer-tax structure. Maryland combines state and county rules, with rates and first-time-buyer treatment varying by location. A Montgomery County estimate should not be reused for Prince George's County.

Model annual taxes separately from closing costs

Virginia generally assesses real estate at 100% of fair-market value, but each locality sets its rate. Independent cities are separate taxing jurisdictions; Alexandria City is not part of Fairfax County, and Falls Church City is not interchangeable with a nearby mailing address.

Assessment calendars, exemptions, and special district charges can make a listing's prior tax bill an imperfect forecast. Compare current assessed values and expected post-purchase bills rather than multiplying every home's price by one regional average.

Enter each estimate in the monthly payment calculator, keeping HOA dues outside tax escrow.

Check financing boundaries and military benefits

The 2026 conforming ceiling reaches $1,249,125 in designated high-cost Northern Virginia jurisdictions, including Arlington, Alexandria, Fairfax, Loudoun, Prince William, Stafford, Fauquier, Clarke, Warren, Spotsylvania, and Fredericksburg. Confirm the exact county or city through FHFA Loan Limits.

For eligible military households, Virginia's permanent-and-total disabled-veteran exemption can materially change the annual comparison. Apply each jurisdiction's actual eligibility rules rather than assuming a benefit transfers unchanged across state lines.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
