Updated October 2026

A new-construction home in Midlothian, Chester or Moseley can begin with an appealing advertised price and finish with a different financing picture. Lot premiums, structural options, design selections and association charges all affect the purchase. Dogwood & Dormer’s Chesterfield approach starts with the final expected contract amount, then checks the loan size, tax assumptions and construction timeline.

Keep the finished loan inside your intended range

Chesterfield’s 2026 one-unit conforming loan limit is $832,750. That is a loan limit, not a maximum home price. Down payment size determines whether a higher-priced purchase remains within conforming financing.

For example, an $880,000 finished contract with $70,000 down creates an $810,000 base loan. Adding $30,000 in financed upgrades without increasing the down payment raises that amount to $840,000, above the baseline threshold.

Before signing change orders, update both cash to close and the projected payment. Confirm whether deposits already paid will be credited at settlement. Use FHFA Loan Limits for the conforming framework and the monthly payment calculator to compare final-price scenarios.

Underwrite the community and completed assessment

A new home’s initial tax record may reflect only land or partially completed improvements. Budget for the completed property rather than treating a temporarily low bill as the ongoing obligation. Virginia assessments use 100% fair-market value, with the county’s adopted rate applied to the applicable assessment.

Midlothian and Chester are not independent cities. Moseley addresses can require particular care because the mailing area does not by itself establish the county. Verify the parcel jurisdiction before importing Chesterfield tax assumptions.

A homeowners association fee is not part of principal and interest, but it still reduces the amount available for housing each month.

Compare incentives against the complete loan

A builder credit can be valuable without making the associated mortgage the best overall choice. Compare interest rate, points, lender charges and rate-lock duration across written Loan Estimates. Clarify who bears extension costs if construction runs late.

The Consumer Financial Protection Bureau explains how to compare mortgage disclosures. Use the closing cost estimator to separate genuine credits from prepaid insurance, tax escrows and Virginia deed and mortgage recordation charges. Keep an additional cash cushion for moving, window coverings and other expenses excluded from the construction contract.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
