Loudoun County Mortgages: Ashburn and Leesburg Data-Center Corridor HOA and Tax Math
Updated October 2026
Buying along Loudoun County's data-center corridor requires separating the area's employment story from a specific home's monthly costs. An Ashburn planned community, a Sterling townhouse and a Leesburg property inside town boundaries can produce different tax and association bills even at the same purchase price. Start with the parcel, then build the financing around verified expenses.
Translate the address into a monthly budget
Loudoun real estate is assessed at 100% of fair market value. The assessment is not necessarily identical to the contract price, and future reassessments can change the tax bill. Properties within an incorporated town may also have town-level taxes.
For each candidate home, collect:
- The current county assessment and applicable tax rate.
- Any town tax or special-district charge tied to the parcel.
- HOA dues, condominium fees and approved special assessments.
- A property-specific homeowners insurance estimate.
Nearby commercial investment does not guarantee a particular residential tax outcome or future resale value. Likewise, proximity to data centers should be evaluated through the home's actual setting, including surrounding uses and planned development, rather than broad assumptions about the corridor.
Use the monthly payment calculator for the mortgage framework, then include charges that will not appear in escrow.
Choose the financing lane before stretching the budget
Loudoun County's 2026 one-unit conforming ceiling is $1,249,125. Loans above the $832,750 baseline but within that ceiling generally use high-balance conventional terms. Above the ceiling, compare jumbo requirements, including reserves and treatment of variable compensation.
Buyers paid through bonuses or equity should distinguish recurring qualifying income from assets available for closing. An employer's compensation package does not automatically translate dollar-for-dollar into mortgage qualifying income.
For assistance, Virginia Housing (VHDA) is the starting point for current eligibility and funding. Its Down Payment Assistance Grant offers 2%–2.5% under qualifying program terms, while the Plus Second Mortgage offers 3%–5%. A second mortgage is debt, not the same thing as a grant. Ask separately about the Closing Cost Assistance Grant and whether Mortgage Credit Certificate availability fits the transaction.
Account for settlement taxes early
Virginia recordation taxes are separate from annual property taxes. State deed and mortgage recordation taxes generally use a $0.25-per-$100 rate on the applicable taxable base, with local recordation tax potentially adding one-third. Grantor tax and applicable regional congestion-related charges require separate treatment and allocation.
Review the Virginia Department of Taxation and model transaction expenses with the closing cost estimator. Dogwood & Dormer pairs that cash-to-close analysis with association and tax math so the purchase remains workable after moving day.

Editorial Methodology & Primary Sources
Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.
Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

- U.S. Department of Housing and Urban Development (HUD / FHA) — FHA program guidance.
- U.S. Department of Veterans Affairs (VA) — VA loan eligibility and benefits.
- Freddie Mac Primary Mortgage Market Survey (PMMS) — published rate benchmarks.
- U.S. Census state tax collections — state property tax benchmarks; confirm parcel-specific assessments and exemptions with the state revenue department and local assessor.
The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
